Weekly Holiday Rental Management Checklist
It's always good to know how your property is fairing up and addressing problems as soon as they happen saves time as well as expense. A few minutes spent checking plumbing and electrical appliances are in full working order prevents confusion and unnecessary cost later. Develop your own system and routine, but try and include the following before every new let.
- Doors, windows, cupboards and cabinets. Are all locks and catches working?
- Taps, showers and toilets. A quick look for any leaks or problems is always advisable.
- Check floors for stains and damage. If you have carpets look underneath for mould or mildew and treat before guests arrive.
- Leave cupboards and storage areas open between visits. Not only does this allow free movement of air, it also gets rid of any lingering smells from previous occupants. Tip. These are the places guests most frequently leave their belongings and personal effects.
- When you decorate a property, always keep a tin of the same paint on hand to touch up any marks or chips as they appear. A quick tour with paint brush in hand means your property will look fresh for each new let and mean you don't need to redecorate as often.
- Test all electrical appliances such as microwaves, heaters and kitchen equipment. Tip. For some reason many people adjust items such as TVs during their visit. Check that all channels are correctly tuned and that the DVD player, if you have one, is connected.
